Island Capital Group is the controlling parent of C-III Capital Partners LLC, which is headquartered in Irving, TX.
C-III Capital, through its wholly-owned subsidiary, C-III Asset Management LLC, provides primary and special loan servicing for third party portfolio owners, CMBS trusts, CDOs, government agencies including Fannie Mae, Freddie Mac and the Federal Housing Administration, and parent company managed funds and principal positions. Beyond special and primary servicing, the Company is also an established Collateralized Debt Obligation (CDO) Manager and Collateral Administrator. The Company carries a "Strong" rating for special servicing and an "Above Average" rating for primary servicing from S&P as well as ratings of “CSS1” and “CPS2-”, respectively, from Fitch.
In addition to its servicing capabilities, C-III Capital currently manages approximately $2 billion of invested capital across four real estate debt funds on behalf of some of the largest pension fund investors and insurance companies in the United States. The primary target investment for these funds is unrated and below investment grade commercial mortgage-backed securities (CMBS) and collateralized debt obligations (CDOs).
C-III Capital currently employs 175 professionals with experience in real estate asset management, operations, loan servicing and workouts.
