Through Insignia Opportunities Partners and Insignia Opportunity Partners II,
Island Capital Group operates two real estate investment funds that have achieved superior returns since inception. These funds primarily invest real estate debt investments – principally, unrated and below investment grade commercial mortgage-backed securities. Our expertise in property operations distinguishes us from traditional financial investors and enables us to more fully understand the risks and rewards inherent in specific securities.
Island Capital Group also recently sponsored another debt-focused real estate fund, Island Fund III (initial closing on August 29, 2008), which will invest primarily in investment grade commercial mortgage backed securities.
Securitization
Island Capital Group served as the exclusive advisor to the Government of Dubai in the creation of Emirates National Securitization Corporation (ENSeC), the Dubai government’s vehicle for creating a secondary market for real estate financings in Dubai – similar to what Fannie Mae and Freddie Mac do in the United States. Through ENSeC, Island Capital Group was instrumental in creating the first "AAA"-rated real estate securitization to be originated in the Arabian Gulf region, a $350 million securitization of home mortgages for residences on the world-renowned Palm-Jumeirah. The company currently maintains an equity interest and board position in ENSeC.
